Soft washing,as the name implies is a low pressure cleaning technique developed in the early 90’s that treats the infestation of mildew mold,and algae at the roots not just the surface. This process lets the cleaning solution sanitize completely, killing all the biological contaminants creating a longer lasting clean. Soft washing utilizes 1/3 the water than pressure washing and is environmentally better for your home and family.

Unlike soft washing,pressure washing relies on water and pressure only to do the cleaning. This high pressure (1,500+ PSI) just blasts the surface removing only the top layer of soil and stain while forcing the algae, mildew and bacteria further and deeper into the surface leaving the root of the bacteria behind. Soft washing uses low pressure (80 PSI) and relies on 100% biodegradable cleaning solutions to kill all bacteria at the root, without harmful damage, resulting in a longer lasting clean for your home and property.

Typically, a house that has been soft washed will last at least 3-4 times as long as pressure washing with water only before re-infestation occurs. In some cases, depending upon sunlight exposure, our treatments last as long as 3 years.

In the rare occasion of driving rains and strong gusts of wind or lightning storms (which does occur sometime), we would need to postpone for the safety of the crew. However, almost everything we do can be done in the rain. Mild rain showers do not affect the cleaning process. We will proceed with the soft washing, power washing, gutter cleaning and any  interior window cleaning as scheduled This protocol is used to avoid disrupting your busy life. If necessary, we will return to clean the exterior windows, that way,you won’t need to make any special arrangements for us to be there. Because we know your time is important, we want to make sure that your work is completed in a timely manner and at the time you scheduled it. Since the early 80’s, roofing manufacturers have been using limestone as the base filler for added weight and to cut their costs. The ugly black streaks are a form of bacteria called“Gleocapsa Magma”, that feeds off of the limestone  in your asphalt shingles! These black streaks are typically found on the north side of roofs which receive less sunlight. The bacteria spores are air-borne and travel from roof to roof. The micro-organisms feed off of moisture, and the limestone found in shingles. The materials of most asphalt shingles encourages the growth of bacteria and algae. The accumulation of this bacteria shows up as ugly black streaks as their outer coating turns hard to protect itself against the suns UV rays. The longer the black streaks remain and grow, the more damage is done to your shingles.

We ask that pets stay inside until the job is complete. We understand people sometimes need to leave the house. A little coordination can accomplish this. Pets can go outside after the job is finished and the work site is cleaned up.

Our crew is trained to do everything within our power to ensure property protection. We pre-wet all nearby plants and vegetation at there roots giving them a good drink, so the flower or plant is no longer thirsty and absorb any chemicals through there root system.  As an added safety measure, we continue, as needed, to wet the plants during the cleaning process. 4Seasons takes every foreseeable safety precaution to insure that your plants, pets, and personnel property are protected and remain in the same condition or better than when we arrived.

Yes, we do. 4Seasons recognizes that in certain situations, you may only need one side of your house or roof cleaned for improved curb appeal.  But we highly recommended that you avoid a partial cleaning and treatment for the following reasons. The un-treated sections most likely has already been contaminated with mildew and algae spores you cannot see. These spores will travel to the treated sections and rapidly accelerate there re-growth. It is for this reason we do not offer our spot-free warranty on partial roof cleanings and house washes.
